Cost is what we spend. Price is what someone is quoted. Field phones show neither a P&L nor a client price.

Deal words
- Purchase price — what you expect to pay
- ARV — after-repair value

Cap rate (all-in) is the real cap (NOI on purchase + rehab + closing + cash points). After a BRRRR refinance it is purchase + rehab only. Cap rate (going-in) uses purchase price only.
Leftover-cash BRRRR is a good direction when Cash left in deal is less than Buy & Hold Total out of pocket, and Monthly cash flow (after refi) is not negative. Flip Advanced does not show annualized ROI.
