Organization & companies

The organization is the workspace you log into. Companies inside it are the walls — your holding companies, property LLCs, and a management company.

Why both exist: The owners see everything. Partners and staff only see the companies and properties you assign. The organization is the front door; companies are the walls inside.

Partner / company staff → management company

Invite them as Partner or company staff and assign them to a management company. That is how they see the properties that company runs (walkthrough, proposals, rehab jobs). Holding-company assignments give partnership scope instead.

Crew roles

Field worker is granted on invite. Assign people on each property for access, and set crew chief on each rehab project (one chief per project). Optional Handyman and Property manager can combine with other access. Can prepare proposals on the property is for quoting — it does not make someone the post-handshake crew chief.

Vendors without logins

Businesses you only call by phone are contacts — not Organization People. Link an app login only if they have the Handyman capability (or confirm adding it).

Partner on one holding

A partner can own a holding in real life and still be an organization member (not an org owner). They cannot invite people org-wide or open org settings for the whole portfolio. They see their branch of the tree.

Org ownership = workspace governance. Company ownership = partnership scope.

Companies and materials

On Organization settings → Companies, navy Add company. Rename stays collapsed.

On Organization settings → Materials, navy Add item. Edit / Duplicate / Delete stay secondary. Add / Save / Delete fail: rose, not a quiet Item added.

Inviting people

In Organization settings → People, navy Invite (the form stays collapsed). On the property or job, navy Add person. Invite / Role / Remove / company Save fail: rose, not a quiet Invite sent / Role updated. / Company added. After Invite, copy their invite link and send it. An invite email may not arrive. Links expire — get a new one if they see Invite link expired.

Assign holdings to partners and management companies to operating staff — not every LLC unless you have a special case.

Setting up properties

On each property (org owners):

  1. Owning company — which holding or LLC owns this deal
  2. Management company — who runs projects on it (optional)

Changing the owning company also updates linked calculator scenarios.

Organization chart

Organization settings shows the company tree plus an editable list. Confirm holdings, LLCs, and the management company before you invite partners.

The same model works for one default company, or many holdings plus a management shop. Depth is configuration, not a different product.
