Release notes

What changed in this build — newest first.

This Help is on the staging test site (the amber sandbox banner). These notes describe the app here, not a production release.


2026-09-02 — Help in Spanish and Portuguese

All users

  • Switching the app to ES or PT now translates Help titles and guide bodies — not only the shell (Calculator, Help, Sign in).
  • The first pages you open (Help, The path, Release notes) match the same truth as English: leftover Property Management is not the product, this Help is the staging test site, and the path is Calculator → walkthrough → proposal → job / Money.

2026-09-02 — Help copy matches the app

All users

  • The path now matches what you can do: Calculator → walkthrough → proposal → rehab job / Money. The owner file cabinet is Documents plus the access vault.
  • Help no longer treats leftover Property Management as a product tab (no tenant portal, rent collection, or books).
  • Signed-in Portfolio is Home (/). There is no /portfolio page.
  • Release notes no longer say these changes are a production release.

2026-08-04 — Navigation & role clarity

All users

  • Breadcrumbs remember whether you came from Portfolio (Home), Pipeline, or Properties, so Back takes you to the right list.
  • Date/time displays no longer flicker or mismatch between first load and after the page finishes loading.

Property managers & management staff

  • After sign-in you land on Properties (not an empty Projects list).
  • Main navigation order is Properties, then Projects, then Approvals (phone and desktop).

Crew chiefs & proposal preparers

  • Main navigation order is Projects, then Properties, then Approvals. Default home stays Projects.
  • Projects copy and draft buttons match whether you can prepare proposals (Open draft) or only view (View read-only).

Field crew (without proposal prep)

  • Main navigation is Projects, then Properties. Default home stays Projects.
  • Property walkthrough is hidden when you don’t have walkthrough access (no more dead-end links).

Organization owners

  • Portfolio navigation is unchanged (Portfolio, Pipeline, Calculator, Projects, Approvals).
  • Organization settings back link returns to the portfolio. Members list no longer repeats the long invite hint on every row.

2026-08-03 — Roles, capabilities & project crew chiefs

All users

  • People can hold more than one capability (for example Field worker and Handyman, or Property manager and Handyman). Badges show on the organization Members list.
  • Property access and project roles are separate: someone on the property can prepare proposals without automatically leading post-handshake work.

Organization owners

  • On Members, set capabilities when inviting or editing: Field worker, Handyman, and Property manager. Field worker invites grant Field worker automatically. Property manager is only added when you choose it (existing management-company staff already have it).
  • On a property’s People, grant Can prepare proposals for pre-handshake quoting. Crew chief is no longer a property-wide role.
  • On each rehab project, assign Project people and choose one crew chief for that job. Assigning someone to a project also gives them property access if they did not already have it.

Crew chiefs & field

  • Prepare proposals (when granted on the property): edit draft proposals and see ordinary site access codes (lockbox / crew door). This does not by itself unlock the Punch list or other post-handshake lead actions.
  • Project crew chief (for that project only): lead the Punch list, request extra work, and related closeout actions after handshake.
  • Ordinary site codes stay available to preparers and project chiefs; master / agent / tenant secrets stay restricted as before.

Organization owners & management staff

  • Linking a vendor to an app user requires the Handyman capability. If someone is not Handyman yet, only an organization owner can grant it while linking. Managers who are not owners only see people who already have Handyman.

2026-08-03 — Temporary code removal reminders

Organization owners & management staff

  • Portfolio and Pipeline show a sky Temp codes ribbon when a temporary access code still needs to be turned off at the property (alongside the amber Lienable ribbon when both apply).
  • The property page shows a short reminder with a link to Settings → Access.
  • In Temporary codes, use Mark removed after you remove or deactivate the code on the lock, gate, or lockbox. Expiring a date in Portfolio Journey does not clear the reminder — only Mark removed does. Confirmed codes move under History.

2026-08-03 — Property Management & property configuration

All users

  • Settings is reorganized into clear sections (identity, ownership, structure, lien, access, photos, people) so day-to-day operating setup is easier to find.
  • Property type (what the building is — house, duplex, condo, and so on) is separate from rental structure (one rentable unit vs multiple). Configure both in Settings → Property structure; unit names live there when you have multiple units.
  • Access uses flexible access entries — lockboxes, gate/door codes, showing access — for the whole property or a unit, permanent or temporary. Existing codes were carried over.
  • Photos: Property (common) gallery stays on the property; multi-unit properties can keep unit galleries and assign photos from the property gallery. Walkthrough Add to gallery asks for Property/common or a unit when the property has multiple units.
  • Walkthrough breadcrumbs match how you got there (property, Acquisition rehab, or Settings → Photos) with a clear way back.
  • Portfolio has a Sort control: name A–Z / Z–A, status, lien exposure first, or recently updated.
  • Lien exposure still flags operating lien risk; you can also note how management controls that risk (details behind ?).

Organization owners & management staff

  • A leftover Property Management tab from this slice still sits on the property (work orders, vendors, operating expenses). It is not the product — not tenant comms, rent collection, or books. Day-to-day owner work is Documents, the access vault, then Acquisition rehab / Money.
  • On a leftover work order you can share permanent access entries with the job (without pasting codes into notes).

Organization owners

  • Deal status, asking price, intended strategy, and showing notes are edited on the Deal tab (not buried in Settings).

2026-08-02 — Proposal drafting & handshake polish

Organization owners & crew chiefs

  • On a draft proposal you authored, if you can approve handshakes you now see Approve and create project — one click submits the proposal and creates the rehab project (revision history is still saved). Crew chiefs still use Submit for owner review.
  • Add from walkthrough opens a picker on the draft so you can select findings and add them without leaving the proposal.
  • Manually add item opens a form window for lines that aren’t coming from the walkthrough (stacked under Add from walkthrough).
  • Approving a handshake is safer if the page is refreshed or the button is tapped twice — it won’t create duplicate projects or leave a stuck submitted proposal.
  • Revision history wording is neutral (submission), not assuming only a crew chief sent it.

Organization owners & managers

  • Rehab → Money → Agreed labor now totals labor from the rehab project tasks (not open proposal quotes).
  • Under Spent, Paid to crew is listed before Materials spent so it lines up under Agreed labor.

All users

  • Punch list means closeout — the final-walk list, not the job itself.

2026-08-01 — Rehab Money, documents versions, lienable risk

All users

  • Calculator: Properties with 5 or more doors now default the hold / BRRRR refinance loan term to 20 years (commercial-style), and switch back to 30 if units drop below 5.
  • Documents: You can Replace a file with a newer version and open previous versions from Versions — older files stay available.
  • Lienable risk: Mark a property in Settings when unpaid balances (such as water) can attach to the title. An amber Lienable ribbon appears on Portfolio / Pipeline cards and the Overview photo, with a warning note on the property page.

Organization owners & managers

  • Rehab → Money is the place to see Plan (agreed labor + materials estimate) vs Spent (materials purchases + crew payments), compared to your calculator deal budget.
  • Log crew payment and Log materials purchase (what you bought + amount) from Money; History opens past materials and crew payments so you can edit or delete mistakes.
  • Site and door/tenant access codes are stored more tightly so field crew only see what they need; owners still manage codes in Settings.
  • Only the owner can approve a handshake or extra work — crew cannot approve their own requests.

Crew chiefs & field

  • Closeout is for the Punch list and Request payment only — owners log paid amounts on Rehab → Money.
  • Payment and extra-work wording is clearer in Approvals and on project tabs (phone: Add work / Changes).

2026-07-08 — Property documents

All users

  • Each property now has a Documents tab (open a property → Documents) to store paperwork tied to that property: HOA/condo docs, surveys, title insurance, inspection reports, leases, contracts, insurance, repair quotes, receipts, permits, and more.
  • Upload PDFs, Word/Excel files, text files, or scans (up to 25 MB), give each a category, title, and optional notes, then filter, open, or delete them later.
  • Documents are visible to everyone on the property, and stay separate from walkthrough photos (which live under Rehab). This is a property file cabinet, not a rental manager.

2026-07-07 — Walkthrough notes & proposal scope

All users

  • Anyone on the property can now add or edit photo notes — you no longer have to be the person who took the photo. Fixes partners being unable to caption each other's walkthrough photos.

Organization owners & crew chiefs

  • Adding a photo without a caption to a proposal now asks you to write the proposal line first, so the line says what the work is instead of just the room.
  • A walkthrough note listing several items (e.g. "paint walls, add LVP, replace outlets") can now be split into separate proposal lines you can edit or remove before adding.

2026-07-07 — Walkthrough room tag fix

All users

  • Changing a walkthrough photo or note room now updates immediately on screen instead of waiting for the page to reload — fixes the long delay where the dropdown looked stuck on the old room.

2026-07-06 — Navigation, walkthrough, and Portuguese

All users

  • Portuguese (PT) is now available next to English and Spanish — in the header language switcher and in Account → Profile so your choice saves for next time.
  • Property navigation is clearer: breadcrumbs on walkthrough, proposals, and related screens; a direct Rehab & proposals link from walkthrough; property header trimmed to walkthrough and calculator only (proposals and projects live on the Rehab tab).
  • Desktop: calmer left sidebar with main nav, language, and one account menu (your name, organization, help, sign out).
  • Phone: bottom tab bar for main app sections; walkthrough uses a focused capture layout with a compact photo/note bar.

Organization owners & crew chiefs

  • Walkthrough → Add to proposal lets you pick an existing draft or create and name a new proposal when adding scope.
  • Removing scope from a proposal returns it to the walkthrough inbox so you can move it to another proposal.
  • Walkthrough photos on a proposal can still be added to the property gallery.
  • Faster field capture: photos upload in the background while you keep shooting; batch add from gallery on phone.

2026-07-04 — Proposal bundles & downloadable property photos

Organization owners

  • In Rehab → Proposal, you can now combine multiple scope items into one quoted line when the owner should see a single bundle instead of several separate prices.
  • Combined quotes are easier to work with: select scope items, combine them into one quote, add more items later, or split/remove items if the bundle needs adjustment.

Crew chiefs

  • When quoting on an owner’s draft, you can now submit the proposal and pull it back to edit if needed.

All users

  • Walkthrough and property photos now have a ... menu with Download photo, so stored job photos can be saved out and shared for off-app quotes or coordination.
  • Cover-photo wording is clearer: Set cover photo is now distinct from Add to gallery.

2026-06-23 — Proposal flow & calculator locks

All users

  • Calculator scenarios lock automatically when a property reaches Under contract, Owned, or Rehab — so live deal numbers don’t drift after you commit. Lead and showing unlock again unless you locked a scenario manually at handshake.
  • Locked scenarios show a hint in the calculator toolbar.

Organization owners

  • Rehab → Proposals works again: you can start a draft, name it (Proposal name at the top of the scope section), add lines, and submit — no more dead-end when the property had no project yet.
  • Manual Create rehab project on the property tab is removed; projects appear after proposal handshake (the intended path).
  • Walkthrough → Add to proposal works in portfolio mode (not only field mode).

Crew chiefs

  • Can quote on an owner’s draft proposal (add/edit lines) while the owner still owns submit/rename/delete.

Proposal UX

  • Scope section leads with add-line, then your lines (newest near the top); add box is visually distinct from line cards.

2026-06-23 — Invite links that stick around

Organization owners

  • After you invite someone or tap Get invite link, their invite link stays on their member row until they sign in for the first time — you can leave Organization settings and come back without losing the link.

2026-06-22 — Help release notes

All users

  • Help → Release notes — a plain-language list of what changed in the app. Check here after an update instead of wondering whether something shipped yet.

2026-06-22 — Field test fixes & invites

All users

  • Property Settings shows a sticky Save bar when you change anything — you’ll get a warning if you leave without saving.
  • Walkthrough photos have Add note / Photo note so you can caption what a photo shows on site.
  • Calculator warns when you have unsaved changes — leaving the page, switching property/scenario, or signing out asks you to confirm.

Organization owners

  • Inviting crew is simpler: pick Crew chief or Crew member with visible buttons — no company required for field crew.
  • After you send an invite, a copy link card appears for that person (and Get invite link on each member row for a fresh link).
  • You can remove all company rows when editing a member (crew-only access).

New users

  • First time in the app, you’ll be asked what we should call you so member lists show your name instead of your email username.

Crew chiefs

  • Property photo on a walkthrough inbox item sets the property cover in one tap.

2026-06-22 — Rehab workflow & extra work

All users

  • Proposal revision history when a chief resubmits after owner feedback — you can see what changed between versions.
  • Walkthrough feeds the proposal path.

Crew chiefs

  • Request extra work from the project tab; submitted requests stay visible until the owner approves.
  • Extra work you submit is visible in field mode (not hidden behind portfolio-only loading).

Organization owners

  • Manual proposal lines and multi-proposal workflow polish.
  • Hybrid billing on proposal lines (fixed package vs owner furnishes) carries through to tasks.
